Commercial real estate offers distinct advantages and disadvantages over residential real estate. Whether you have an exact idea of what you want to acquire or no idea, PDS can help.
It is important for investors to understand that to invest wisely, particularly in commercial real estate, the investment needs to be proactive. At PDS we do not have a database of commercial assets currently available to buy. When a client contacts us with a view to investing, we will determine the best investment that they should invest in - related to their investment level and timeframe. The best investments are those not usually advertised. Sourcing the right asset may take several months from when a client approaches us - patience reaps success, haste failure.
Investing as an individual
Commerical real estate encompasses many aspects - apartment complexes, offices, medical offices etc. Added to that is industrial real estate and hospitality. PDS works to produce a strategic plan for you. Once you have decided what you want to acquire, we will source the asset, analyze it for you, inspect and present to you our recommendations. If you decide you want to move forwards, we will coordinate the acquisition and subsequent property and asset management.
Investing as a group
Many individuals prefer to invest as a group. This may be a group of colleagues coming to PDS, or an individual investing with other clients of PDS.
The advantage is that you can pool your funds and purchase a larger asset. With PDS we follow a very simple process.
1. The 'Investment Group' is determined - number of investors
2. Investment Level - investment level per investor and therefore total investment
3. Asset(s) sourced relevant to the investment group and level
4. Asset(s) presented to the investment group, who will confirm if they want to obtain further detailed information
5. Upon confirmation, a full disclosure document is produced for the group which details the asset(s), the vesting for each client (tenant in common, partnership etc)
6. After full review, the group determines whether to proceed to purchase the asset
7. After closing, we coordinate the property management and asset management
